LiftMaster Gate Motor Replacement: The Houston Owner’s Guide

We stock LiftMaster-compatible gate motors on our trucks and replace them across Houston, with most installed jobs running between $650 and $1,350 depending on your model and gate size. The typical replacement takes two to three hours once we’re on site, and we carry parts for the LA400, LA500, CSL24V, SL3000, and RSL12V lines so we can usually finish the job in one visit. Most Houston homeowners discover the problem the same way: the gate stops mid-cycle, hums without moving, or sits dead after a storm. The motor is the heart of that system, and once it starts failing, the symptoms usually show up weeks before it quits entirely.

We’re an independent service provider, not affiliated with LiftMaster, but we work on their equipment every week. And because we focus on gates rather than everything with a plug, we keep the right motors, control boards, and brackets in stock rather than ordering blind and making you wait.

Which LiftMaster Models This Applies To

LiftMaster splits its residential and light-commercial gate operators into a few families, and the replacement motor has to match the operator’s voltage and drive type. The slide-gate lines (SL3000, SL585, SL595) use a different motor assembly than the swing-arm models (LA400, LA500, CSL24V), and the RSL12V runs on a 12-volt solar-friendly system that won’t accept a standard AC motor. The quickest way to identify what you have is to find the silver data plate on the operator chassis: the model number is printed there, along with the serial and the voltage rating. If the plate is faded, our techs can usually match the unit by the arm style and control board revision.

On the OEM-versus-aftermarket question, we lean OEM for LiftMaster whenever the part is still in production. The motor housings, limit cams, and wiring harnesses are engineered to fit a specific gearbox, and a generic equivalent often spins at the wrong RPM or mounts a fraction of an inch off, which shortens the replacement’s life. We do stock quality aftermarket equivalents for older discontinued LiftMaster units where OEM is no longer available, and we’ll tell you plainly which one we’re quoting and why.

Signs Your LiftMaster Gate Motor Replacement Is Failing

  • Humming without movement: The motor is getting power but the capacitor or start winding has degraded, so it can’t build enough torque to move the gate. This is the most common early warning, and it usually gets worse over two to three weeks.
  • Gate stops mid-cycle and reverses: The motor is overheating and tripping the thermal cutoff inside the housing. In Houston’s summer heat, that threshold gets hit faster, and a motor that reverses at noon but works at 7 a.m. is almost always on its way out.
  • Slower operation than normal: A healthy LiftMaster moves a residential gate at a predictable speed. When the motor bearings start to wear, the whole cycle slows down, and you’ll notice the gate dragging through the last few inches of travel.
  • Burning smell from the operator box: The windings are overheating. This isn’t something to ignore: a thermally failing motor can damage the control board it’s wired to, and that turns a motor job into a motor-plus-board job.
  • Dead gate after a storm or power surge: Surge damage doesn’t always announce itself. If the gate worked before the storm and doesn’t after, the motor’s thermal fuse may have blown, or a power spike took out a winding. We check both before quoting a replacement.

Replacement Cost & What’s Included

In Houston, a complete LiftMaster gate motor replacement including parts and labor typically runs from $650 to $1,350. The spread comes down to the motor itself (a CSL24V swing motor costs more than a basic LA400 replacement), whether we’re also replacing the chain, belt, or limit switches while we’re in there, and how old the mounting hardware is. Salt air near Galveston Bay and the Ship Channel corrodes brackets faster than inland neighborhoods like the Heights or Katy, and if those brackets need to be ground down and re-welded, that adds time and cost. You’ll see the exact number in writing before we touch anything, and the price we quote is the price you pay unless you ask us to add work mid-job. Every replacement is covered by our 365-Day Done Right Promise: if it isn’t right, we make it right, no argument and no fine print.

DIY or Call Us?

There are a few safe checks any Houston homeowner can do: confirm the breaker hasn’t tripped, clear the photo-eye sensors of spider webs and dirt, and make sure the gate itself isn’t binding on a warped roller track or a root-heaved slab. Those account for maybe a third of the “dead gate” calls we get. What we don’t recommend is opening the operator housing and swapping a motor yourself when the unit is hardwired to a 120-volt or 240-volt feed. The capacitors in a LiftMaster unit hold a charge even with the breaker off, and the gearbox has pinch points that can take a fingertip if the gate is under tension. If you’ve run the safe checks and it’s still humming or dead, call us at (361) 256-5955 and we’ll send a technician who has been trained on these exact units.
