FAAC Hinge & Roller Replacement: The Houston Owner’s Guide

FAAC hinge and roller replacement in Houston typically runs between $95 and $350 installed, depending on the model and whether it’s a single hinge or a full roller set. We stock FAAC-compatible hinges and rollers on our trucks, which means most replacements happen the same day we arrive. The usual story we hear is a gate that’s started sagging, grinding, or catching partway through its swing – the operator still runs, but the gate itself fights it every inch of the way.

What that sounds like in real life: a metal-on-metal groan when the gate moves, a visible drop at the latch end, or a gate that suddenly needs a shove to close the last four inches. In Houston, the heat and humidity accelerate what would be a slow wear pattern anywhere else. Dust from driveways mixes with the little bit of grease left on factory rollers, and over a couple of Texas summers that turns into paste that grinds the wheel down and eggs out the hinge bore.

We’re Latch and Post Gate Repair Houston, an independent gate service – not affiliated with FAAC, but factory-trained on their equipment. Cody Beckman and his crew have worked on FAAC operators from the Heights out to the neighborhoods near the Ship Channel, and we carry the hinge and roller parts families actually need for the FAAC swing gate models most common around here.

Which FAAC Models This Applies To

FAAC builds swing gate operators across several lines, and the hinge and roller wear patterns vary by series. The models we see most often in Houston driveways are the FAAC 400, 402, 412, and 415 series operators paired with steel or aluminum gate leaves. The S418 and S450 sliding operators use different roller setups entirely – usually a steel track wheel and guide roller rather than a gate leaf hinge, and those have their own wear profile.

Here’s the compatibility gotcha that trips up a lot of Houston owners: FAAC doesn’t actually manufacture the gate hinges and support rollers themselves. They specify them. The hinge is almost always a heavy-duty adjustable weld-on or bolt-on hinge, sized to the gate leaf weight and width, and the support roller is an industry-standard wheel – but the mounting height and swing clearance are set by the FAAC installation template, and that’s where the wrong part becomes a problem. A roller that’s 10mm taller or shorter than spec will change the gate’s angle and put a bind load on the operator arm, which shortens the life of a motor that would otherwise run another decade.

If you can’t find a model plate, grab a tape measure. Measure the hinge plate length and width, the pin diameter, and the roller wheel diameter. That plus a photo of the operator is usually enough for us to identify the right part before we roll out.

On the OEM versus aftermarket question: for FAAC specifically, we stock both. FAAC-branded and FAAC-spec hinges are the right call for a gate still under its original warranty, because aftermarket parts can void that coverage. But once the warranty has run its course, a quality aftermarket hinge with sealed bearings and a zerk fitting often outlasts the factory part in Houston conditions – and costs 20 to 40 percent less. We’ll be straight with you about which one makes sense for your gate and your budget, and you’ll see both numbers in writing before we touch anything.

Signs Your FAAC Hinge & Roller Replacement Is Failing

Most FAAC hinge and roller failures announce themselves weeks before the gate stops moving entirely. The earlier you catch it, the less you spend – because a worn roller takes out the hinge next, and a seized hinge takes out the operator arm after that. Here’s what to listen and watch for:

  • Metal-on-metal groaning or squealing during travel. The roller wheel has worn through its outer bearing surface and is now running steel-on-steel against its axle. It’s loudest in the morning, before the day’s heat expands the metal.
  • Visible sag at the latch end. The hinge pin and bore have worn enough that the gate leaf drops, sometimes by half an inch or more. You’ll see the latch no longer lines up with its receiver without lifting the gate. In Houston this wear happens faster than the factory projections, because the humidity cycle rusts the pin surface and accelerates abrasion.
  • The gate catches or shudders partway through the swing. A flat-spotted roller or a worn hinge pin creates a bind point at the same position every cycle. The FAAC operator compensates for a while, then starts tripping its obstacle detection, and then refuses to move the gate without a reset.
  • You have to give the gate a push to start or finish its travel. That’s the hinge and roller adding enough resistance that the operator’s torque curve can’t handle it. It’s not a weak motor – it’s mechanical drag, and replacing the motor without addressing the hinge is like putting a new engine in a car with flat tires.
  • Pets are slipping through the gap at the bottom. A sagging gate creates a wider space underneath. Cody’s rule is simple: a gate that closes right is one less thing to think about – and one less escape route for a determined dog.

Replacement Cost & What’s Included

In Houston, a single FAAC hinge replacement – part and labor – typically runs between $95 and $180, while a full hinge-and-roller set replacement lands between $220 and $350 on most residential swing gates. What moves the number is gate weight, leaf material (steel is heavier than aluminum and takes longer), whether the hinge is welded or bolted, and whether the lower support roller needs a new mounting plate rather than a simple wheel swap. You’ll get the exact price in writing before any work begins – that’s a non-negotiable for us, and it always has been.

Every FAAC hinge and roller replacement includes the removal and proper disposal of the old parts, greasing of the new pins and bearings with a Houston-appropriate high-temperature grease, re-alignment of the gate leaf, and a travel test to confirm the operator no longer fights the gate. We lay drop cloths if the gate work takes us anywhere near your entryway, and we leave the area cleaner than we found it – with a photo of the cleanup before we pull out of the driveway. The work itself carries our 365-Day Done Right Promise: if the replacement isn’t right, we come back and make it right, no argument, no fine print.

DIY or Call Us?

The honest split is this: a homeowner can safely confirm a diagnosis with a flashlight and a tape measure. Check the roller for flat spots, lift the gate at the latch end to feel for hinge play, and listen for the grind points. What you shouldn’t do is loosen a hinge or support roller bracket while the gate is still on the operator arm. A free gate leaf under load will swing fast and weigh hundreds of pounds – that’s why we always secure the gate before we remove or adjust hardware on site.

There’s also the alignment piece. Even a correct FAAC hinge installed 2mm out of position changes the gate’s swing plane and loads the operator’s worm gear in a way FAAC never designed for. The failure shows up months later, as a motor that burns hot and dies early. If you’d rather have the diagnosis and a second set of eyes on it, call our office at (361) 256-5955. We’ll come out, tell you what’s failing and what it costs to fix, and if the honest answer is “you don’t need a repair yet,” we’ll tell you that too. Estimates are free.
