Sagging Wood Gate, Garden Oaks

BeforeBeforeAfterAfter
Garden Oaks: wood drive gate pulled back square after twelve years of weather.

The latch side of this pressure-treated gate had dropped almost two inches, so the latch bolt hit the strike plate at an angle and the gate had to be lifted hard to close. The post itself was still solid, which saved the customer a full post replacement. We rehung the gate on three new heavy-duty hinges, planed the top rail so it cleared the arc of the swing, and reset the latch assembly so the bolt slides in with one finger. Total time on site was a little under three hours, including swapping out the old gate wheel for a spring-loaded one that rides the concrete better during Houston’s wet-dry soil shifts.

Electric Gate Opener Swap, Westbury

BeforeBeforeAfterAfter
Westbury: failed swing gate opener replaced with a LiftMaster LA400 and new safety edges.

The homeowner’s old opener had been dead for weeks. They’d been getting out of the car in the rain to push the gate open by hand, which is exactly the kind of thing that makes people start hating their own driveway. We pulled the old unit, ran new low-voltage wire through the existing conduit, and mounted a LiftMaster LA400 matched to the gate’s weight. Then we set the open and close limits, installed fresh safety edges, and tested the auto-reverse five times in a row before we called it done. The gate now closes against its stop without slamming, and the remote works from inside the house, which the old one never did reliably.

Bent Gate Post Reset, Oak Forest

BeforeBeforeAfterAfter
Oak Forest: a leaning steel post straightened, re-set in concrete, and re-braced.

A delivery truck clipped this gate post and pushed it about eleven degrees out of plumb. The gate still opened, but it looked terrible and every operation put sideways pressure on the hinges. We cut the post at the base, jacked it back to true, and welded a sleeve over the cut with a new base plate. Then we re-set the base in fresh concrete with deeper anchors than the original. The gate swings cleanly now and the post reads dead straight from the street, which matters more than people expect.

Sticking Cantilever Slide Gate, Energy Corridor

Energy Corridor: trackless cantilever slide gate unbound after roller truck failure.

The customer said the gate had started making a sound like gravel being chewed and then stopped moving about halfway through its travel. When we opened the top beam, the two rear roller trucks had worn through their nylon rollers, so the gate’s own weight was dragging steel against steel. We replaced the roller trucks with new sealed-bearing units from DoorKing, cleaned the beam, and adjusted the guide rollers so the gate tracked straight without side pressure. The gate now glides the full twenty-four feet with about the same effort it takes to close a good car door.

Driveway Gate Install, Kingwood

Professional technician applying sealant to a metal gate post repair
Kingwood: full install, from open driveway to a closed and latched steel drive gate.

There was no gate here at all before. The homeowners wanted a simple, strong boundary between the front yard and the side driveway, mostly to keep their two dogs from making a break for the street whenever the garage door went up. We set a new steel post in concrete, hung a fabricated steel gate to match the fence line, and installed a gravity latch with a keyed handle. Then we built a small catch post so the gate latches soft instead of banging against the house brick. The dogs are still in the yard.
