We stock and install DoorKing gate motor replacements across Houston, with most swaps running between $850 and $1,450 installed depending on your model and whether you need just the motor or the motor plus control board. The job usually takes two to three hours once we’re on site, and we carry the most common DoorKing series motors on the truck so we can often complete the replacement same-day. Most owners discover the failure the hard way: the gate groans longer than usual one morning, then refuses to move at all, or it opens halfway and reverses without warning. The motor itself is usually the last thing to die, which is good news, because when it does finally go, replacing it correctly depends on matching the right part to your operator series and your gate’s weight.
Which DoorKing Models This Applies To
DoorKing operators fall into a few clear families, and the motor replacement part is different for each. The 9150 and 9100 series, which are the slide-gate workhorses you see all over Houston’s gated communities, use a specific DC motor assembly that’s built for continuous-duty cycling. The 6002 and 6003 swing gate operators use a different motor entirely, sized for residential and lighter commercial swings. The 1601 and 1602 barrier gate arms have their own motor assembly as well. Before we order or pull a motor, we check the operator’s serial plate, which sits inside the cabinet on the left side, and confirm the exact model number against the motor’s mounting pattern and shaft size. A 9150 motor will not bolt into a 9100 cabinet without an adapter, and we have seen owners buy the wrong one online and end up paying twice. We stock OEM DoorKing motors and, where the failure is age-related rather than catastrophic, we can offer a quality aftermarket equivalent that carries the same duty rating at a lower price. We are an independent service provider and not affiliated with DoorKing, but we work on these operators daily. Cody Beckman has been reading these model plates since his days working automated gate systems in Los Angeles, and he can usually identify the right motor from a photo before we even schedule the truck roll.

Signs Your DoorKing Gate Motor Replacement Is Failing
- Gate moves slower than it did six months ago. Motor windings wear down over time, and Houston’s heat accelerates the breakdown of the internal insulation. A motor that used to close your gate in 14 seconds and now takes 25 is telling you it is losing torque.
- Humming with no movement. This is the start capacitor failing or the motor’s internal clutch slipping. You hear power, but the armature is not turning against the load. Continued cycling in this state will burn out the motor completely.
- Gate stops mid-cycle and reverses. This usually reads as a safety sensor trip, but when we trace it, the motor is overheating and the thermal overload is cutting power. The fix is a motor replacement, not a sensor adjustment.
- Intermittent failure on hot afternoons. A motor that works fine in the morning and dies at 3:00 p.m. in August is suffering thermal breakdown. Houston’s sun heats the operator cabinet to well over 130 degrees, and a tired motor cannot shed that heat.
- Loud grinding or metallic whine from the operator cabinet. This is usually a bearing on the motor output shaft failing. Once a bearing lets go, the shaft wobbles and chews up the gear it drives. Catching it before the gear strips saves you a much larger repair.

AfterReplacement Cost & What’s Included
In Houston, a DoorKing gate motor replacement typically runs between $850 and $1,450 installed, with the motor itself accounting for roughly 55 to 65 percent of that and the remainder covering labor, calibration, and travel. The spread depends on which series operator you have: a 6002 swing motor lands on the lower end, while a 9150 slide motor runs higher. If your operator cabinet shows water intrusion or your control board has visible scorch marks, we will recommend addressing those on the same visit, which can push the total toward $1,800. Here is how the line items typically break down:
- DoorKing OEM motor assembly: $475 – $790 depending on series
- Labor and on-site calibration: $250 – $380
- Control board replacement (if needed): $225 – $450
- New drive belt or chain (recommended during motor swap): $65 – $140
You get the full written price before we touch a single bolt, and that price does not move unless you approve a change. Every motor replacement carries the 365-Day Done Right Promise: if it does not run right, we come back and make it right, no argument. We lay drop cloths and wear shoe covers anywhere we walk on your property, and we send you a photo of the cleanup before we leave.
DIY or Call Us?
We will be straight with you: a DoorKing motor replacement is not a safe DIY job. The operator cabinet contains line voltage wiring, and the motor itself is under tension from the drive chain or belt. If that tension releases wrong, or if you wire the capacitor incorrectly, you are looking at a shock hazard or a destroyed new motor. What an owner can safely do is check the obvious things first: confirm the breaker is on, look for tripped GFCI outlets near the operator, and clear debris from the gate track or hinge path. If the gate still will not move after that, the motor is the likely culprit and the swap belongs on our bench, not yours. A gate that closes right is one less thing to think about. Call (361) 256-5955 and we will diagnose it over the phone and give you an honest number before we ever put a truck on the road.
FAQs
A properly maintained DoorKing motor lasts 8 to 12 years in the Houston area, though motors in operators exposed to full afternoon sun on the west side of a home tend to fail closer to the 8-year mark due to heat cycling. Call (361) 256-5955 if yours is acting up; we can often tell you over the phone whether it is the motor or something cheaper.
In most cases, no; when the windings fail or a bearing lets go, the cost of a bench rebuild approaches the cost of a new motor, and the rebuild carries no warranty. We only recommend replacement, and we will show you the failed part before we install the new one so you can see exactly what you are paying for.
The motor swap itself takes two to three hours on site, including recalibrating the open and close limits and testing the gate through 10 full cycles. If your control board also needs replacement, add another 45 minutes, and we will tell you before we start.
We stock the most common DoorKing motors for the 9150, 9100, and 6002 series on our trucks, along with replacement parts for LiftMaster, Mighty Mule, and Ghost Controls operators. If your model is less common, we can usually have the right motor in hand within two business days.
If you live in Houston and your gate is groaning, hesitating, or refusing to move at all, call us at (361) 256-5955. We will talk through what you are seeing, give you a straight answer on what the repair costs, and schedule a time that works for your family. Written price before any work starts, clean floors, and a gate that closes right when we leave.
