Elite Gate Installation in Houston: What to Know First

We install and service Elite gate systems throughout Houston as an independent Elite service provider. A standard Elite gate installation typically takes one full day on site, sometimes two when we’re running new conduit or building a fresh post foundation. You’ll get a written price before we start anything, and most Houston Elite installs land between $1,800 and $6,500 depending on gate size, operator model, and what’s already in the ground. Call (361) 256-5955 and a live person answers, day or night.

This page is for homeowners in Houston who already own an Elite gate or operator, or who’ve been quoted one. If you’re in Meyerland, Kingwood, or out near Katy and your Elite sliding gate has started grinding or your Elite swing operator won’t hold position, the details below are what we see on actual job sites. Cody Beckman, who runs Latch and Post Gate Repair Houston, has worked on hundreds of Elite systems across the city since bringing his operation here from California.

How Elite Products Fail – and How We Fix Them

  • Elite SL3000 slide operators losing limit position. Houston’s humidity gets into the limit switch housing and corrodes the contacts. The gate will open fine but stop six inches short of the post, or creep past the close point. We pull the switch assembly, clean or replace the contacts, and reseal the housing. We’ve done this fix in spring more than any other season because that’s when the humidity spikes after the winter dry spell.
  • Elite CSW200 swing arms straining against Houston’s clay soil. This is a real Houston-specific problem. The soil here expands and contracts so much that gate posts shift slightly through the year, and an Elite swing arm that was aligned in October can bind by April. We re-shim the post to hold the original throw radius. The operator itself is fine nine times out of ten, but the geometry underneath it is off.
  • Elite MiMoto and MiMoto II control boards failing after power flickers. We get a lot of calls after spring thunderstorms. The boards are not always forgiving of repeated brownouts and short surges. The symptom is an operator that’s suddenly unresponsive even though the breaker looks fine. We install a surge protector at the board whenever we’re already pulling the cover, and that stops most of the repeat failures we used to see year after year.
  • Elite photo eyes misaligned by wind or kids. The safety eyes on Elite systems are mounted on posts, and a kid using the post as third base or a hard gust can nudge them out of alignment. The operator then refuses to close, which homeowners sometimes misread as a dead motor. We walk the beam path, realign the eyes, and re-tighten the brackets so a normal bump won’t knock them again.
  • Elite gear racks wearing unevenly on the drive side. On slide gates, Houston’s fine clay dust builds up on the rack and acts like sandpaper. The first six feet of travel gets noisy, then the gate starts hesitating. We clean the rack, inspect the teeth, and if more than a third are visibly cupped, we replace the rack section rather than forcing the pinion to compensate. It’s cheaper than a motor replacement later.

Our Elite Gate Installation Process

  1. 1
You call and a person answers. Not a phone tree. You’ll describe what the gate is doing or what you want installed, and we’ll ask about gate type, approximate size, and whether there’s existing wiring. We’ll set a visit window that respects your schedule.
  2. 2
We show up in uniform and take measurements. We check post depth, plumb, existing conduit, voltage at the outlet, and gate weight. For Elite installs, we measure the exact throw needed and check whether the post can hold the operator bracket without flexing.
  3. 3
You get a written price before any work begins. We’ll lay out parts, labor, and any groundwork. We give the exact number, not an estimate range, and you decide. No pressure, and you can take a day to think about it.
  4. 4
We install with the C.A.R.E. routine. Shoe covers and drop cloths go down before we walk through your home. We ask before moving anything near the gate path. If your kids are asleep, we use quiet tools where we can. Everything gets buttoned up so the gate closes flush and the safety edges test properly.
  5. 5
We run a full close test before we leave. We check the Elite obstacle detection, the photo eye, the stop limits, and the manual release. Then we take a photo of the cleaned work area and hand you the same written price with the final total marked paid.
  6. 6
Your job is covered by the 365-Day Done Right Promise. If the install isn’t right within a year, we come back and make it right. No argument, no fine print, no “that’s normal wear” nonsense.

What Elite Gate Installation Costs in Houston

An Elite installation usually runs between $1,800 and $6,500 depending on the job. A single swing gate with a CSW200 operator and basic controls lands around $2,200 to $3,500. A slide gate with an SL3000, new track, and a gear rack comes in between $3,500 and $5,500. Double gates cost more because of two operator arms and the extra alignment work. New post footings for Houston’s clay soil add $400 to $900 depending on depth and diameter. If we’re trenching new conduit from the house, expect another $800 to $1,500.

The price moves with three things: gate weight and size, existing wiring condition, and whether your posts are true plumb. A heavy 16-foot iron slide gate costs more to install correctly than a 10-foot residential swing. Every quote is written and approved before we begin, and there’s no charge to come measure and price the work. Call (361) 256-5955 for a free estimate.

Why Houston Homeowners Call Latch and Post Gate Repair Houston for Elite Work

We’ve been doing gate work since 2009 as part of the Cedarwell family of independently owned and operated gate specialists. The technicians who show up at your Houston home are background-checked, uniformed, and factory-trained on Elite systems, plus the other brands we see daily: LiftMaster, Mighty Mule, Ghost Controls, and DoorKing. Knowing the other brands matters because a lot of Houston homes have a mixed setup, and we don’t have to guess at how the pieces talk to each other.

Every visit includes a written price before work begins, shoe covers and drop cloths inside your home, and a photo of the clean-up before we leave. That’s not an upsell. It’s how we work. And every job carries the 365-Day Done Right Promise. As Cody puts it, “A gate that closes right is one less thing to think about.”
